Are Lower Prices and Lower Rates the Winning Combo?

If you’ve been watching the housing market lately, you may be wondering: Are lower home prices combined with slightly lower mortgage rates finally giving buyers the upper hand?

As winter thaws and spring warms, the market is clearly shifting.

Buyers Are Gaining Leverage

With home sales moving more slowly than in recent years, sellers and builders are adjusting. Many homebuilders are cutting prices and offering incentives at levels not seen in years. In February alone, more than a third (36%) of builders reported price reductions, averaging around 6%. While nearly two-thirds (65%) are offering perks like closing cost assistance, mortgage rate buydowns, and premium upgrades.

Some builders are stacking incentives — combining lower rates with upgrade credits and closing cost help — to make their homes more attractive and affordable.

The resale market is feeling the pressure too. Nearly 1 in 5 existing home listings had a price reduction by late 2025, and a noticeable percentage of homes have had multiple price cuts. In certain markets like Austin, San Antonio, and Tampa, repeated price reductions are even more common.

The Message to Sellers: Price It Right

Today’s buyers are more selective and more price-sensitive. Overpricing a home in hopes of “leaving room to negotiate” can backfire. If a home isn’t priced realistically from the start, buyers may skip it entirely.

In markets with higher inventory levels, strategic pricing is more important than ever. Sellers who need to move quickly — especially those who have already purchased another home — risk chasing the market downward if they start too high.

Should Sellers Be Concerned?

Not necessarily.

While price reductions are becoming more common, most homeowners are still sitting on substantial equity gains from the past several years. Nationally, home values remain elevated, and the median existing-home price recently hit a record high for the month of January.

Additionally, the market is not showing signs of distress. Foreclosures and short sales remain at historically low levels, accounting for only a small percentage of transactions.

What we’re seeing isn’t a crash — it’s moderation.

What This Means for Buyers

Affordability conditions are improving compared to recent years. Wage growth has helped offset higher home prices, and mortgage rates are at their lowest levels in about three years.

For buyers who were previously priced out or hesitant, this combination of increased inventory, more negotiating power, and improved affordability may create opportunity.

The Bottom Line

Lower prices mixed with lower rates may not be a “perfect storm,” but they are creating a more balanced market. Buyers have more leverage, sellers need to be strategic, and builders are getting creative.
